In “Grazing at the Granular Level,” published in PERE’s Value Creation Report, Zach Vaughan of Arrow Global highlights the strategic value of investing in smaller-scale real estate assets in Europe. Zach points out that these granular assets, typically valued around the €20 million mark, can often be acquired on favourable terms, and offer multiple exit strategies.
Arrow Global leverages its large, localised teams to source these granular opportunities, which are generally less intermediated, and more liquid compared to larger transactions. With about €80 billion in assets under management, Arrow’s approach capitalises on the direct sourcing from its extensive network, making the most of the fragmented European real estate market by focusing on high-demand sectors such as multi-family residential and student housing.

Zachary Vaughan, Global Head and CIO, Real Estate – Zachary Vaughan joined Arrow in September 2023 from Brookfield’s Real Estate Group as CIO of the Arrow Real Estate strategy. Zachary has more than 20 years’ experience in Real Estate Investment and Asset Management. During his time at Brookfield, Zachary held several roles including Managing Partner Head of European Real Estate, Head of Multifamily Investments and CEO of Brookfield REIT.
Prior to joining Brookfield Zachary was a Director in the Real Estate investment team at CPPIB. Prior to joining CPPIB, Zachary was Director of Acquisitions at International Property Corporation/Reichmann International.
Zachary holds an Honours Bachelor of Economics from Western University.
